Understanding what you have

Before anything else: identify the material. Victorian terraces in London are built predominantly in London stock brick, a characteristic amber, yellow, and grey handmade brick fired in clamp kilns in the Thames valley brickfields. But not all London stock brick is the same. Brick from the Medway valley is harder and more regular than Thames valley stock. Brick from the 1840s is different from brick made in the 1880s. The composition changed as demand grew and the better clay deposits were exhausted.

Look at the mortar too. Original Victorian pointing mortar was a lime putty mix, typically with a light-coloured local sand. It will be softer than the brick and will usually show as a recessed, slightly textured joint. If the pointing is flush, very white, and hard to the touch, it has been repointed with OPC at some point. If it is crumbling and recessed by more than 10-12mm, it needs attention.

Check for stone elements. Most Victorian terraces have some Portland stone or reconstituted stone detailing: window surrounds, sills, cornices, string courses, door surrounds, keystones. These require different treatment from the brick behind them. Portland stone can tolerate DOFF at higher temperatures than soft stock brick. Reconstituted stone is more variable — it depends on its age and mix composition.

Cleaning: the case for DOFF

For London stock brick, superheated steam is the correct cleaning method. The DOFF system heats water to around 150°C at the point of application and delivers it at very low pressure — typically 0.5 to 1 bar. The thermal shock from the steam, combined with very modest mechanical action, is enough to release atmospheric soiling and biological growth without removing the fire skin of the brick.

The key variable is temperature. Too low and the steam won't shift embedded soiling. Too high and it can cause the brick face to spall or whiten. The correct temperature for Victorian stock brick is established through a test panel — a representative area, say 1m x 1m, cleaned at the proposed parameters, left to dry for at least 24 hours, and assessed visually and by touch before proceeding.

The result of a correctly executed DOFF clean on Victorian stock brick is striking. The sooty black surface is replaced by warm amber, grey, and cream tones that most London homeowners have never seen on their own building. Mortar joints re-appear. Tool marks become visible in the brick face again. The building looks like itself.

Repointing: doing it correctly

After cleaning, defective pointing is visible. It almost always needs attention. The critical question is what the existing mortar is — and the answer determines everything about the specification.

If the existing mortar is original lime, and it is not significantly recessed or crumbling, leave it alone. Raking out sound original mortar to repoint is unnecessary and damaging.

If the existing mortar is OPC — hard, flush, very white — it should be removed. The method matters here too. The standard approach is a 1mm angle grinder disc run along the joint centre to a controlled depth (usually 15-20mm), followed by a club hammer and plugging chisel to loosen the remaining mortar. The goal is to remove the mortar without touching the brick arris. A skilled operative can do this cleanly. A rushed operative damages every third brick.

The replacement mortar specification depends on the substrate. For most Victorian London stock brick, a hot lime putty mortar with a well-graded sharp sand, in a ratio of approximately 1:2.5 to 1:3 by volume, is appropriate. The colour should be matched to the original by assessment — take a sample of original mortar from a sheltered area and match the aggregate type and approximate colour. Do not use pre-bagged lime mortars unless you can verify the hydraulicity and aggregate grading.

Stone detailing

Portland stone and limestone detailing on Victorian terraces is usually in one of three conditions: clean and sound; soiled but structurally intact; or soiled with some degree of spalling, cracking, or material loss.

For clean and sound stone, leave it alone. For soiled but intact stone, DOFF at the appropriate temperature lifts atmospheric soiling without affecting the surface. For stone with heavy sulphate crust — the hard black deposit that builds up on sheltered ledges and the underside of cornices — TORC vortex cleaning is usually more effective than DOFF alone.

For spalled or damaged stone, the repair method depends on the extent of the damage. Hairline cracks can often be left or consolidated with a lime slurry wash. Small areas of delamination or face loss can be repaired with a lime-based plastic repair material matched to the stone. Large areas of loss require either a pieced-in replacement stone or, where the profile is complex, a cast lime mortar repair. We use cement on historic stonework in no circumstances.

The question of conservation areas

Most of London's Victorian terrace stock sits within a conservation area. This does not mean you need planning permission to clean your building — cleaning is generally not considered a material change of appearance if it is done correctly and the building is unlisted. But it does mean that the method matters. A conservation officer who sees acid-washed or pressure-washed brick in a conservation area is likely to take a formal interest.

If your building is listed, the position is different. Listed Building Consent is likely required for cleaning, and certainly required for repointing. The method statement you submit needs to be defensible. We prepare these as a matter of course and can liaise with the relevant Conservation Officer directly.
